What services do you offer?
We offer start- to-finish design, furnish and management services for real estate investors.
How does the design process work?
We start by evaluating your property via photos, floor plans, and/or existing listing information. If your property is the right fit, you’ll receive a custom estimate and timeline for our available services. We handle all the design/furnishing details and work quickly to get your property listed and cash flowing as quickly as possible!
Do you offer customized design solutions?
When you hire Society G, you are getting a full-service team including interior design and coordination professionals with over 20 years of leading industry experience, as well as our construction, delivery, cleaning, assembly and installation specialists. Our process can begin with your vision, or ours. Every project is custom from furnishing selections to focal wall and artwork production. We work from there to meet the budget and timeline in a professional manner.
What type of furniture do you provide?
Sourcing is one of our most valuable services! Each piece is selected to create the approved look and feel. We combine sections from big box, boutique, local and vintage/antique suppliers to ensure an authentic and unique look!
Can I rent furniture for short-term events or longer durations?
At this time, all furnishings sourced by Society G are paid in advance by clients via a retainer. We have design-only packages that can be used as a guide for clients wanting to rent and source their own furnishings as an alternative to investing in our sourcing services.
How do you handle delivery and setup?
Clients have the option of choosing that all items be delivered directly to the property at cost, or to our shipping center for off-site processing, inspection, unboxing and delivery at an agreed upon time for an additional fee..
What happens if there's damage to the furniture during delivery?
With our full service package all deliveries are inspected upon receipt and damaged items returned/replaced by our team and no additional charge to the client.
Can you work within my budget?
As investors ourselves, our team is dedicated to creating inspiring spaces at the best possible prices. Our design services costs focus on speed and efficiency, the more quickly we set up your property with quality services, the sooner it can be listed and accepting bookings. Our furnishings budget is broken down into sections that allow for adjustments and alterations to ensure we do not exceed the agreed upon retainer.
Do you offer design consultations or only full-service packages?
We love consulting as a way to provide value and build our relationships with investors! Many of our clients are continually searching or evaluating existing properties within their portfolio to find success in the furnished rental market. We off a consultation package that provides property projections, estimated occupancy and daily rates, local comparables, and estimates on costs to ensure you’ll outshine the competition!
What sets your business apart from others in the industry?
We pride ourselves on our values and have built our company around living them day in and day out! After building our own portfolio of furnished rental properties, our experience with a handful of management companies was disappointing - we knew we could do it better for ourselves, and in turn could do it better for others! We have experts on our team in every area of our business: investing, design, management and hospitality. We are problem solvers at the core and keep our guests and clients first in every decision we make.
What services do you provide for furnished rental properties?
EVERYTHING! Including investment consultations, full design and design refresh options, supply evaluation and restocking, listing optimization, guest communication, cleaning, maintenance, and booking management.
How do you ensure my property is booked frequently?
We use industry leading technology to keep a competitive edge on rates and occupancy, and have relationships and listing strategies that go far beyond Airbnb!
What is your pricing structure and fee schedule?

How do you handle guest communication and inquiries?
We have full-time around the clock communication specialists trained to respond to guest messaging and handle all requests immediately.
How do you handle bookings, including check-in and check-out procedures?
Our professional property management and communications systems, quality control staff and furnished rental cleaning teams are trained to oversee all bookings and guest experiences from initial inquiry through check out and beyond. Our goal is repeat bookings, so you can rest assured guest relationships do not end with the close of a stay.
What measures do you take to ensure the safety and security of my property and guests?
Our arsenal of digital tools and technology ensure your property is secure and guests are safe throughout their stay. All guests are required to complete additional Society G check in and rental agreements, as well as purchase short term rental insurance to provide additional coverage and peace of mind.
Do you provide cleaning and maintenance services between guest stays?
Yes! Emergency maintenance requests are always addressed immediately, and our team fields and schedules small maintenance repairs between stays to respect guest privacy. Cleaning services are charged to the guest and come with each stay. Our cleaners follow step by step furnished rental cleaning instructions to ensure your property is guest ready at any minute you may receive a booking.
How do you handle guest reviews and feedback?
We thrive on and build your listing’s success with consistent, positive guest reviews! All guests are asked to leave a review at the end of their stay, and after. Our communication team is proactive in reaching out to all guests at multiple points during their stay to ensure everything is as expected. Guest feedback is important to our growth, and we take all comments seriously as a pillar of management and property performance.
Can I still use my property for personal use?
We do offer a number of days per year for our clients to reserve their property for personal use. Longer stay requests are discussed on a case-by-case basis. We specialize in full service management for real estate investors. If you are looking for part time or short term management, our consultation services may be the right fit for you to learn more about self management strategies!
What is your experience and track record in short-term rental management?
Society G was founded in 2023 as an inhouse management solution after years of working with a handful of property management specialists of varying scales. We’ve taken all of the great things we’ve learned from partners, co hosts, national booking companies, and local furnished rental management companies and combined those with our own passion for investing, design, and problem solving. We pride ourselves on the success of our own properties, and are excited to offer our services to investor partners as we continue to grow in our hometown of Pittsburgh, and beyond!
